Every one of the 1,452 properties in The Edit throws in daily breakfast for two and a $100 on-property credit, on top of the statement credits. None of it reduces the room rate, so none of it is in the prices this site ranks by — here is what it is actually worth.

Every stay booked through The Edit by Chase Travel carries the same package of on-property benefits, at all 1,452 properties, whatever you paid. They are not a loyalty tier and you do not have to ask for them:
This is the detail that changes the arithmetic. Chase's wording is explicit — "this credit is per booking, not per day" — so a two-night stay and a seven-night stay both get $100. Since the statement credits require a two-night minimum anyway, the shortest qualifying stay is also the one that extracts the most on-property credit per night. Breakfast works the other way: it is every morning, so it is worth more the longer you stay.
The credit is spendable at the hotel, not on the hotel. It does not come off your room rate, which means it does not appear anywhere in the out-of-pocket figures on this site — those are room cost after the statement credits and nothing else. The gap runs in your favour: at 56 properties here, the $100 property credit is worth at least as much as the entire amount you would pay out of pocket for the room. Against the median sampled two-night total of $1,268, breakfast for two plus $100 is a material fraction of the stay that no ranking on this site counts.
At some properties, yes. Chase's Loyalty Plus program lets one booking earn Ultimate Rewards points and the hotel programme's own points together, and IHG One Rewards is named explicitly — which is what people are asking when they search whether the $250 Select Hotels credit and IHG One Rewards work on the same stay. They do. Loyalty Plus covers the same brand families as that credit: IHG, Montage, Pendry, Omni, Virgin, Minor and Pan Pacific, marked "Eligible for Loyalty Plus" in Chase's own search results, with individual properties still able to sit it out.
The important qualification is how narrow that is. Most of The Edit is independent luxury hotels that belong to no chain programme at all, and a stay at one of those earns no hotel points and no elite nights, however much it costs. 166 properties here carry the Select Hotels brands; the other 1,286 do not. See which ones stack.
Two things worth setting expectations on. Resort fees are the murkier one: Chase's own worked example describes the statement credits as applying "before taxes and fees", while NerdWallet reports that Edit rates in the portal are shown inclusive of taxes and fees and that Chase's portal files resort fees under taxes — which would mean the credit does absorb them. Those two accounts contradict each other and we have not been able to reconcile them, so treat any resort fee as possibly on you. Nothing in the $100 property credit covers them; that is for dining and spa.
And the benefits are the hotel's to deliver. Chase's own terms say program benefits "are subject to availability and may vary by property" — the upgrade and the early check-in are the two that most often turn out to be unavailable.
